Dharma is developed by PT. Map, a company with over 40 years of building experience in Indonesia.

Sales are driven by NF-Group, a Bali team with two decades in hospitality and a track record including the sell-out of Dharma Residence Umalas.

Elevation was invited for its focus on private communities — bringing lifestyle depth and offering optional villa designs, for a smoother buyer experience.

What’s included?

You get a 5 are land plot with 5 m access road and pre-installed electricity, water, and fiber.

Access to shared infrastructure, services, and rental management is included.

What is Leasehold?

A leasehold gives you the legal right to use the land for a set number of years (typically 25–40), with an option to extend.


The land can be sold or sub-leased at any time, allowing you to realize a profit.


Dharma offers a secure 40-year leasehold with a guaranteed extension.

Can foreigners own?

Foreigners cannot own freehold land directly, except through a foreign-owned company under an HGB title.

Leasehold is the legal and most common way for expats to personally secure land in Bali.
